Global REIT is a real estate investment company that offers a platform through which investors can gain access to profiting from portfolios in the real estate sector. Traditional real estate investment trusts (REIT) have very high entry barrier due to legal, regulatory and financial requirements that must be met. This creates onerous challenges for everyday investors in the sector making it an exclusive set aside for a class of investors. Some of the challenges associated with traditional REIT are incorporation or association with legally recognized entities from a recognized jurisdiction. Other issues confronting the traditional system are taxes and raising enough funds to purchase real estates.
Even when these basic requirements have been met, there are still macro and micro economic conditions that could be inhibiting on the prospective real estate investment due to a country’s foreign or economic policies.
Furthermore, distribution and payment of dividends or reward is not frequent due to bureaucratic reasons. This usually happens once or twice a year.
By offering a complete suite of asset backed solution, Global REIT has mitigated the risk associated with the conventional cryptocurrency investment. The usual high volatility has been damped taking advantage of the relatively stable real estate market.
Global REIT intends to create geographic diversity in its investment by spreading them in different countries thereby ensuring a more stable investment that profits its investors. The company would start acquisition of properties from UAE, with its first Asset under Management (AUM) having a net asset value of $75 million.
Investors have greater benefits because they derive profit from the Fund Management Income. Each investor will have access to dual utility token namely; Global REIT Fund Manager Token (GREM) which amounts to 25 percent of all token held by an investor and Global REIT Asset Token (GRET) which amounts to 75 percent of tokens allocated to each investor.
The company utilized blockchain in the creation of smart contract that enables monthly payments of dividends to investors.
