오늘 살펴볼 종목은 VICI입니다.

가격은 현재 30$ 전후를 왔다갔다하고 있는 중인 것 같습니다.

역시 리얼티인컴과 비교해보면 훨씬 나은 퍼포먼스를 보여주고 있네요.
시가총액은 316억$로 리얼티인컴의 501억$에 비해 작긴 하지만 절대적인 수치는 상당히 높은 것을 알 수 있겠습니다.

Vici Properties Inc. is a real estate investment trust (REIT) specializing in casino and entertainment properties, based in New York City. It was formed in 2017 as a spin-off from Caesars Entertainment Corporation as part of its bankruptcy reorganization. It owns 54 casinos, hotels, and racetracks, four golf courses, and 38 bowling alleys around the United States and Canada.

위 표를 보시면 배당 성장률이 7.6%로 타 경쟁업체를 훨씬 앞지르고 있음을 알 수 있습니다.

VICI의 장점은 아래와 같습니다.

Firstly, its leases enjoy CPI-based rent escalations, which should result in faster organic rent growth over the long run. It makes it less dependent on new property acquisitions to keep on growing.
Secondly, its leases are stronger in that they enjoy longer terms, are true-triple net, and its tenants are contractually obligated to reinvest millions into its assets each year to keep them desirable. Therefore, it is likely to experience lower leakage from expiring leases over time.
Finally, VICI is focusing on casinos, which are big ticket investments. A single property can be worth billions and therefore, I would argue that its size is less of an issue. It does not need to buy 100s of properties like Realty Income just to keep the ball rolling.

간단히 요약한다면 VICI의 주요 자산은 카지노들이며 대형 매물들이기 때문에 운용의 효율성과 높은 성장성을 가져갈 수 있으며 임차인들이 막대한 돈을 시설개선에 쏟아붓고 있기 때문에 자산가치 또한 상승할 여지가 있다는 코멘트가 되겠네요.
(물론 그러한 임차인 특성으로 인한 장기계약은 덤이라 볼 수 있겠습니다.)

리츠산업 중 강력한 해자를 갖고 있는 섹터에 소속되어 있으며 그 주요한 특징으로 인한 안정적 운영, 높은 배당성장 등이 이 종목의 가장 큰 장점이라 할 수 있겠습니다.
리츠의 기반이 되는 미국과 캐나다의 엔터테인먼트 산업에 중요한 정책 변화가 발생한다면 해당 리츠는 주요 변곡점을 맞을 가능성이 있겠으나 아직은 그러한 리스크는 고려대상이 아닐 듯 싶습니다.
