Firstly, let's start by knowing the meaning and definition of the subject matter.
What is real Estate?
Real estate is "property consisting of land and the buildings on it, along with its natural resources such as crops, minerals or water; immovable property of this nature; an interest vested in this (also) an item of real property, (more generally) buildings or housing in general.

How to Invest in Real Estate

  1. Have the mind of an investor and not a saver.
    Most people think that saving is smart! but like my mentor Robert Kiyosaki told me he said 'Savers are losers'.
    alot of people have the mindset of saving money always but this might be due to lack of investment capabilities or lack of proper information. it is more important for you to try to be an investor. imagine if you have invested in oil or gold ten years ago you would have been a rich person today and you would be ahead of the savers. so the key here is donot be a saver instead learn to be an Entrepreneur or an investor.
  2. Learn the Four great Advantages of Real Estate Investment.
  • You have income every month
  • You can soon quit your Job if you want to
  • You have Tax Advantages like depreciation and
  • You have Capital gains from government and the bank who will lend you money for real estate
  1. Learn From The Game of Monopoly.

The game of monopoly has the formular for great wealth but this formular can only be seen and understood by people with what i call the third eye(visionary people). 'the great formular is Four green houses, one Red Hotel'.

  1. Find the Right Area.

in any market, markets move up,down and sideways. they are called trends. so what you should be looking for is the area that is moving up. now in real estate investment what you should look for is an area where people are moving into. unlike the stock market, it is very difficult to know which area of the market is going to go up and which is going to go down; but in real estate you just follow the trends because they are so slow to evolve. it is easy to know which cities and suburbs around the cities are likely to do well in the future just by watching the past. Another way to get a good investment is to look for an area that has been down for years and suddenly, it comes back to life again those are really good areas. the trick is finding when is in the bottom because then is about to take off and the prices are really low. most people make mistake of buying when is at the top and before they know it , it goes down again. For starters , i will advise if you want to find an area; make sure it is close to your house to avoid the expenses of transportation and stress. you can even get an area that you can easily walk to.

  1. Find the Right Deal.

    The reason while most people are not rich is because they are not willing to go through a 100 deals to find one good deal. relating this to marital life - you don't get married to the the first Man or Woman you meet.

  2. Find the Right Property.

    After you've seen area that you want to invest in; at that point you start looking at properties. it doesn't matter if the property is ugly or an eyesore. My advise for you is you fall in love with the area and not necessarily the house. Most times you look for the best areas with the ugliest house and you have to look for dozens of properties and not just one property. And i dont care if the property is bad. sometimes problems turn out to be great deals.

  3. Use Options.

    let us say, i want to buy a house of $200,000 and i go and put down $20,000, some people call it down payment. The reason am doing this is so that if the option goes to like $240,000,i would be able to sell at higher price. it is also called speculations. sometimes you even buy houses which are not built yet but you believe will do well in the nearest future. is like betting that the price of a property today will be higher in the future. these are the way to use options in real Estate.

  4. Find the right Broker.

    when you are finding your area and property to be bought; at that point broker comes in handy. Mind you, not all brokers are equal and not all brokers are of the same intelligence. As you go through the areas looking at different properties; you will soon find out brokers you like and those who like you. you must also know that not all brokers work with investors. most of them work with home buyers. besides finding a broker, you should find one that understands you and also an investor himself or herself. investors think differently than home buyers. Also when you find a good broker pay them well.

  5. Use dust

  6. Real Estate is the Best Investment.

Real estate investment is time
honored but u got to be smart at it. the number one reason for real estate is debt,they dont give you money to buy oil, do business but they give you money to buy real estate. so debt is the key. According to Robert Kiyosaki's Book second chance; He said: 'Debts Makes The rich richer'. And secondly Taxes makes the rich richer. A Real Estate investor can make millions of dollars and pay zero taxes legally. unlike those who invest in the stock markets they have no tax advantages.
i don't care if you speak good or bad about real estate investment; for all i know , it is the last great investment. One for debt and two for taxes.
