New House Flip Before the Repairs Video
I actually bought this house a couple of months ago, but it had tenants in it. The house was rented to college students. They moved out April 1st and I got a chance to shoot a video of the home. I bought it for $301k, it needs about $35k in work, and we will have another $25k in carrying and selling costs. We hope to sell the house for $415k or more. I will post updates as we make progress!
One of the keys to a favorable flip lies in careful planning to manage time tightly. If you reverse your first property, however, the lack of knowledge of construction project management can make it challenging in determining the most efficient operating time sequence. Where do you start?
Experience is often the best education
This looks like a great deal of business @investfourmore. And i believe that after the make over, the value will surely rise. I love the real estate business, but unfortunately, i am into web designing. So i do not know how buying and selling property works. But i admire people who do smart business.
There is money in both!
I'll be honest, I don't think this house was worth buying $301K for because it needs a lot of updating and modernizing. Especially if you want to sell this house for $415K+. As a buyer, I don't think it is worth buying $415K for that size of a house, unless you modernize it a lot. But, who knows, maybe I shouldn't speak to soon on the skill and vision you have on this flip. Other than that, I wish you good luck and I hope you really suprise on this.
The key to real estate is understanding your market. Every market is different and has different values.

Good response. Real estate is local. Wish the national media made that point more.
The inside of the house seems good. I guess the house looks OK. I think with just little effort on decorations and few rebuilds/constructions, it can be transformed into one property worth much than what you paid for.
It us worth more than we paid now, but making a few repairs will make it worth much more.
