Getting More House Flips Under Contract Again

Last year I bought 27 house flips, which was a record for me. I was hoping to buy 36 or three a month this year. However, things have not gone as planned. I started out the year decent and then hit a very slow patch in the summer. Then I bought 11 houses in 6 weeks at the end of the summer to get things going again. I hit another slow patch after that, but have picked things back up again.

I have gotten three flips under contract to buy in the last week and a half. All of these deal are from the MLS.

Two of my direct marketing leads have agreed to sell to me, but they have not signed a contract yet. There is no guarantee they will sign, but I think they will.

Here are the deals I am buying.

1. Buying for $155,000, needs $15,000 in work, and $15,000 in other costs, worth $215,000.
2. Buying for $235,000, needs $10,000 in work, and $20,000 in other costs, worth $320,000.
3. Buying for $207,000, needs $50,000 in work, and $22,000 in other costs, worth $310,000.
