If the deed was registered on the blockchain with a smart contract, the full details would be very clear and there would be no argument..... not so?

Oh that! i think that in the Philippines, there will still be paperworks from way back. Mostly the issue is, previous administrations let them get away with it. The present admin is not letting them now.
