Staying in Airbnb in Japan under the new law

Early this year, a new law was passed in Japan that forbids short term rental of Minpakus (private homes). Many Airbnb hosts were affected and we are seeing thousands of cancellations.

New Airbnb Law In Japan for Minpaku

Airbnb in major cities like Tokyo and Osaka are extremely popular due to high hotel costs. Booking an entire Airbnb home can be up to 50% cheaper than a typical business hotel, and comes with bigger walking space too. But from 1 June 2018 onwards, homeowners are required to register their homes with local government and get a license. Local governments may also imposed different regulations that further restrict short term home rentals.

If you are looking to use Airbnb in Japan for your vacation, do practice caution and clarify with the Airbnb hosts on all the laws and regulations.

Our Airbnb stay in Osaka

On one of our previous trip to Osaka, we decided to give Airbnb a try. With under S$100 a night, we were able to get a small studio apartment like this. There are no bedrooms and it is basically a small living room to house the sofa, a bed, and other small furniture. A tiny kitchen comes with washing machine, a small stove and sink. There is no need to use the kitchen as we are surrounded by so many 24 hours restaurants.

Another Airbnb apartment in the Shinsaibashi area. This host comes with twin beds and there were hardly any walking space. Waste recycling is an important routine in Japan and most Airbnb hosts will provide the instructions on how to separate and bag the plastic bottles, aluminium cans, papers, and other food waste.

Recommend to use Airbnb

If you are looking for cheap accommodation in Tokyo or major Japanese cities, Airbnb is a really good choice. Always read the hosts' reviews and do your own judgement, we had stayed in one Airbnb that was so horrible that we checked out after just 10 minutes and forfeited a few hundred dollars.

Japanese cities are dense and it can be difficult to locate these private apartments. Fortunately, most Airbnb hosts provide very detailed information and direction such as this. You just need to follow exactly.

Hotels in Japan are expensive, more so if you are travelling in a group of 3 or more. When visiting Japan with family, it is a good idea to choose Airbnb for more room and space. Be a good tenant and try not to make too much noise, Airbnb are private properties and your Japanese neighbours really love their privacy and quiet night.

It is very nice and reasonable to use Airbnb. I want to tell it to my foreign friends.

I love airbnb but all of my trips and experiences with airbnb, one of my stays in Japan 2 years ago was one of the worst .... Just say I had to clean the toilet myself in order to use it! They did refund the cleaning fee and stuff but its the worst of them all lol
