Oregon Considers Imposing Mandatory Rent Controls

It looks like Oregon could become the first state to impose mandatory rent controls.

The housing crisis persists in many areas, to the point that lawmakers have had to authorize churches to allow those in need to use their parking lots to sleep in their cars. A growing number of jurisdictions have also been considering tiny homes as a solution to homelessness and the affordable housing shortages in various places.

You can find housing shortages in dozens of regions, many people are facing affordability issues today. Some cities seeing the worst of it are San Francisco, San Jose, Denver, Las Vegas, San Diego, and other areas.

The move to impose rent controls is now expected to be put to an upcoming vote after it just passed the Senate. The governor has also said that she looks forward to signing the bill.

Under the new rules for Oregon, landlords would still have room to raise rents, though there would be new limits on those annual rent increases to only 7 percent plus the annual consumer price index, among other changes. However, in only 1 year out of the last decade was the average rent increase in the state higher than that in the proposed cap for this new bill. In other words, had this bill been passed years ago, rents could likely be much higher than they are currently.

You can find rent controls in many regions such as New York, although the state allows cities to opt out. You can find some form of rent controls in a number of cities across the country, but Oregon hopes to become a pioneer for statewide rent controls.

It's likely that these new controls aren't going to drastically change the state of things in Oregon as far as affordable housing. Previous research has indicated that such rent controls can actually worsen the crisis in the long-term. It's also been suggested that rent controlled cities in the country are the least affordable of all. Researchers have previously proposed that these regulations only seek to benefit the rich at the expense of the poor and that they ironically contribute to a rise in rent prices.

Aside from passing new rules on rent controls, other regions are also looking to repeal laws that have been previously implemented which seek to put a stop to rent control regulations.

Im from a suburb in LA County and they just added rent control here and it is one of the the more expensive cities in LA county to live in.
They have new luxury condos popping up all over the place. There was 4 of them just down the block from where I live and another maybe 30 around the city in the past few years that popped up all over with new constructions still going on every other block. Nothing but overpriced luxury condos. Studio apartments starting from $2,750 a month and the bigger apartments going for $5,000 a month or more. It’s ridiculous.
They supposedly raffle off a few of each buildings apartments for low income families for a very low price compared to the rest of the building. Thats what got the city to allow all these luxury condos to go up in the first place but the sad part is the city officials in charge of the raffles are just selling those apartments that are supposed to go to low income families by a random drawing to the highest bidder.

If we were to sell our townhouse where I live I could probably buy a mansion in a different state. California housing prices arw crazy high.

Rent controls? Haven't they learned from history?

Welcome to the newly formed Oregon-Slum.

If there isn't enough houses, then start building.
It is the only way.

If there are a lot of houses that are empty, find out the reason for that. Such as banks sitting on inventory.

Rent control just makes everything worse.

So small balconies.. Are they typical for that region? In Russia big balconies are more popular, and we keep here all trash that we cant throw away but there is no place for it in a flat:))
