This post I am trying to explain the process of purchasing house in Canada which is pretty different compare with China.

@stacee 前些天写过一个帖子 :说说我在加拿大租房的那些事,让我来跟大家解释一下加拿大买房的流程。

1>
First, there are both agents for the buyer and the seller, most of the contact go though the communication chain that the buyer talk to the buyer agent, buyer agent talk to seller agent and seller agent talk to seller.
首先,加拿大有买房中介和卖房中介,大部分房产交易是买家联系买房中介,买房中介联系卖房中介,卖房中介联系卖家的方式来进行的。

The buyer agents have all the house information that is open for sale, they could make appoint and show the buyer any of them. Also, if there are still people live in the house during the visit, those people normally went out during the visiting.
买房中介有所有开放房源的信息,可以带买家四处预约参观,一般如果房子是有人居住的,在购房者参观的时候会住户会离开一段时间。

3>
After the buyer choose a house, he could make an offer to the seller based on the listing price. If there is another buyer want to buy the same house at the same time, both buyer can make their own offer without knowing the other buyer's price.
买家看中了一个房子以后,就可以根据卖家的要价来还价了。如果有几个买家同时竞价,那么买家之间一般不能知道对方的出价。

4>
After initial agreement of the price between the buyer and seller, the buyer usually have two week to finish mortgage and home inspection. If there is some problem found during home inspection, there will be a chance to re-negotiate the price.
买卖双方达成初始协议以后,一般买方有两周时间来处理贷款和房屋检查,如果在房屋检查过程中出现问题,还有机会再还一次价格。

5>
At last, all of the paper work and money goes to the buyer lawyer and the finial contract and purchase is finished by the buyer lawyer and seller lawyer.
最后,所有的文件和付款都是由律师来完成的,交易就是买家律师和卖家律师之间进行。

The total house purchase procedure in Canada is pretty complex, a lot of steps have to be done by professionals, it is relatively clear and fair, however, the cost for the whole process is relatively high, so it is not suitable for frequent trading.
加拿大买房流程比较复杂,许多步骤必须由专业人士来处理,相对来说比较公正透明。但是各项费用相对较高,不适合频繁交易。

又很多中介的存在呢,价格中水份不少

中介要收取很多中介费用,如果,买卖双方直接谈价,可能双方都会更合适。但是,中介也是有很多优势的,我有朋友看来小半年,上百套房子才成交,都是中介帮忙约,处理问题,如果每个都是自己联系,费时无限。

上百套房子才成交,你朋友也真够仔细的,哈哈哈

是啊,每次看好多套,如果自己预约什么的估计累死了,这边很多人都看一年才买房子。我朋友因为有几次offer被抢了,所以中间有些曲折,最后还是买到了满意的房子。

嗯,那么看不成的房子中介会收佣金还是什么的吗?不然客户要看上一百间才成交一间,时间上不是亏大了。

买不成都没有佣金,如果每个人都猛看不买,那么中介确实很亏。不过买成一个房子中介提成很多,基本上一个月成交一套就可以。

那作为中介还是很可行的,多谢分享哈

是啊,哈哈。

一般买房多少钱呢;

看地区,温哥华多伦多比较贵。我这边比较便宜,没有中国大城市房价高。我这边市中心80平米的高层公寓大概200W人民币,稍远一点两层带地下室和车库200平米的别墅大概300W人民币。
