I think that once you are a voluntarist, any other preferences you have don't matter much. These preferences will do nothing more than lead you to be in a community of people that you fit in with best. Some communities will be marxist, some will be capitalist, some may contractually prevent residents from doing non-violent actions. I think the top layer of human interaction (due to the incentives at play) will still be capitalist, meaning some anti-capitalist would still have to buy land that people choose to live on in order to free that land of all money, or whatever other rules they or potential residents desire.

Land ownership is a government monopoly also, its just made not to feel like it. Once there is competition, the wealthy will buy up large amounts of land and have competitive rules for living on that land.
