ULOG: I Attended the Seminar For Real Estate Brokers and Salespersons

This is a late update post but still worth it!

Last Sunday, I attended a seminar for Real Estate Brokers and Salespersons. Since I am also selling lots, my Boss asked me to attend the seminar which was held at the Conference Room of our office. My first impression was that it will be difficult for me to understand the seminar but then my perception changed once the event started.

Our guest speaker was a renowned professional Real Estate Broker in the Philippines. I enjoyed listening to her throughout the seminar and never got bored because she is informative, funny and shared interesting stories that we can all learn from. I like how she speaks and it is with conviction. I wish to attend her seminars in the future and I am looking forward to meeting her again.

Going back to the seminar, I would like to share with you some of the things I learned per topic. The key points are as follow:

Topic: Regulating the Real Estate Service Profession

  • Real Estate Brokers and Salespersons are being regulated by Department of Trade and Industry (DTI) and RA 9646 – RESA LAW. DTI’s main concern is to regulate the transactions while RESA LAW has professionalism as its main concern.
  • There is a College course now for those who want to be a professional Real Estate Broker – BS Real Estate Management (BS REM). According to the Commission on Higher Education (CHED), there should be 166 units to complete the course. Only graduates of the BS REM course are allowed to take the RE Licensure Exam.
  • At the end of the day, what matters most is how you performed in the business and not your score in the exam.

Topic: Social Media Relevance to Real Estate

  • Social Media Marketing refers to the use of social media platforms to promote products and services.
  • There are different types of social media such as Microblogging, Social networking, Social Bookmarking and Social Curation.
  • The most common social media platforms Real Estate Brokers and Salesperson uses are Facebook, Twitter, Linkedin, Snapchat, Instagram, Google Plus, Youtube, WhatsApp, and Wikipedia.

Topic: Tips on Becoming A Successful Real Estate Seller

  • You should improve on these 3 areas to succeed as a Real Estate seller: (1) Keeping current and up-to-date on industry practices, (2) Transaction management and (3) Marketing support.
  • All Real Estate sellers should do a site visit, take photos of the property boundaries, determine neighborhood quality and gather info from business owners and tricycle drivers around the area.
  • Your first sphere of influence or connections to potential clients is your family/relatives and friends.

The most important thing I learned from the seminar is to know and value your clients so that you can give the best option for them. For example, you are offering a condominium unit that is 36.60 sqm for a family with 5 members then you’re not putting your client as a priority because they cannot live comfortably. So you do the selling with your customer’s welfare in mind. In this scenario, instead of offering a condominium why not offers a house? Although it is said that nowadays condo living is favorable than buying a house because of house expenses and different fees like amiliar, mortgage and etc. if you see your client needs a larger space to live in then offer it. Otherwise, it will be your fault why your clients are complaining.
