It took me years to get good at dry walling, it's definitely an art to master. Just make sure if you do wear a mask when you sand, that stuff can be nasty too. If you want the cheaters way out use some primer over the shiny parts and repaint it'll take the shine out.
I might just leave it. It would be a pain to try and make everything perfect. I'm happy it came out as good as it did.
Over the years being a landlord I'd go the extra mile to make the place as perfect as possible before renting it out again, when it's yourself you can just claim to be the only one who'll see the boo boo because you know where it's at...lol, works for me.

Twenty nine years worth...though my son lives next to me now and he knows he can mess with me in a lot of ways but messing with my money is not one of them...lol.

No thanks. Our area is doing a turn about as I live about a mile or so away from downtown. It was getting really hard to try and find good people who wanted to rent in this area there for awhile. I was only planning on being here five years, twenty nine years later I am still here, considered it one of the worst mistakes of my life buying this place, the neighborhood going downhill just made it worst. Now with gentrification things are picking up, my house value is up and this year in particular I've seen quite a few houses being totally refurbished inside and out. Once it's paid off I think I'll see if my other son finally wants to take over this side as I plan to leave the house to them someday, they don't mind the inner city life, I'd like at least a handful of years of peace and quiet. I moved once, was out for a couple years but handling two sets of tenants drove me crazy and the house I rented was out a ways but on a busy street where you could hear yourself think if you opened the windows. It was on ten acres of property but sat thirty feet from the road. It was wonderful looking out the back windows and there was nobody there but not being able to open the windows the house had mold problems and I'd end up coughing all night long. So I kicked out some tenants at the end of their lease who were driving me crazy and moved back.
Flint isn't my kind of place where I'd ever invest. My kids dad lives up there. It was bad back then I can't imagine what it would be like now. I remember the first time I went there I couldn't believe all the stores had bars on the windows and when you went inside the people were behind thick plastic walls, you had to put your stuff in a turn style, they'd ring it up and pass it back to you. We went to visit a couple of his old friends, one place someone stood guard at the door with a shotgun while another came out to unlock the gate...definitely not my cup of tea. His brother lived off Dort, I want to say Leaf street or something like that. You could sit out in the backyard and hear guns being shot all the time, they'd say don't worry it's on the bad side of Dort we don't have that right around here.
Wow! I thought Grand Rapids was pretty much all nice.
I think Flint is improving but it's hard to say for sure. Probably Dort and Leith. I want to flip houses but I'm being cautious.
