GLOBAL REIT – Transforming Conventional REIT Ecosystem

Overview:

In the real estate sector potential investors faced enormous problems due to traditional real estate investment ecosystem. Foreign investments in real estate were not feasible for potential investors due to various rules and regulations of different countries. To overcome these barriers Real Estate Investment Trusts (REITs) were established. REIT allows anyone to invests in any type of real estate property. 90% of income generated is distributed to its shareholders. Global REIT works on the same principles, but it gives more benefits than traditional REITS. Global REIT aims to give more benefits to the investors by using blockchain technology. It is targeting crypto investors who want to get stable dividends and real estate investors who are seeking diversified investment platform.

Global REIT Platform:

The Global REIT platform is comprised of three components:

1) The Asset Management Module
Asset Management Module manages the frontend and backend functions of the assets which are listed on the platform. In the frontend this module shows all the information to the users such as asset features, listings, values, market trends, historical information etc. In the backend this module effectively handles the smart contracts to execute.

2) The Transaction Module
The transaction module is responsible to administer the API and interface calls that links with the outside world. It also executes all the instructions which it gets from its participants.

3) The Compliance and Security Module
The compliance and Security Module takes care of the security of all the transactions which are taking place in the platform. It is also integrating military grade security measures to make the system reliable and free from any threats.

Utility Tokens:

Global REIT will have two utility tokens in its ecosystem which are:

  1. Global REIT Fund Manager Token (GREM)
  2. Global REIT Asset Token (GRET)
    The users who will subscribe on this platform will get share in both Fund Management Company returns and the Asset Owning Company returns because of the two tokens GREM and GRET. GRET will pay out dividends monthly to its subscribers, while GREM will pay out annually. Users can purchase these tokens using Ethereum (ERC-20), Bitcoin (BTC) and Fiat Currency.

How the Ecosystem will Work:

The asset owner registers his assets with Global REIT Fund Manager (GRFM). GRFM will get a notarized proof of the registered asset in the smart contract. The investor gives Ethereum or Bitcoin to deposit it in smart contract. The investment currency is sent to the asset owner and on the other hand GRET token is sent to the investor.

Pros:
• This project has good hype on its telegram group. It has around 32000 members.
• The whitepaper of this project is easy to understand and explained well.
• The team members and advisors have experience in real estate sector and blockchain sector.
• The telegram group of this project is very active, and all the queries are solved quickly by the team members.

Cons:
• The project needs to increase its hype on Twitter. Currently it has only 1500 followers on Twitter.
• The MVP of this project is still not released in the market.
• The project has weak partnerships except the partnership with Deloitte. It needs to acquire more partnerships to prove its reliability.
