permits and school fees will kill you! some places require you to develop the street curbs and gutters, and one place I was trying to develop wanted $4.60 per square foot in school fees ... we were building a 4 plex and had about 4800 Sq Ft - the cost for the school fees was going to be over $22,000! talk about a road block!!! the biggest road block to development is the government - pure and simple.
