Agree and want to add a few point just to supplement, one key to real estate investing is always location location location, it you rent it out, ensure it is somewhere would attract rentee. Leverage is very key and ensure the bank does not call back for extra margin when there is downturn.
Great point @wilkinshui... location of the rental property is very important for potential renters.
No doubt, i have two property myself too, one lcocation is not so good and that i find myself do nit have much power to negotiate the rent and if i go too far, they will just go for other alternatives. I learn the lesson and will do better in picking great location for property management.
