주택가격이 우려스러운 나라 1
1980년 이후 장기간 안정되었던 독일의 주택가격은 2010년 이후 가파르게 상승하고 있습니다.

명목 지수로 보면 70년대 중후반의 상승, 90년대 초중반의 상승, 그리고 2010년 이후의 상승이 있는 것으로 보입니다. 한편 실질 지수로 살펴보면 독일 주택가격은 70년대 후반~80년대 초반을 정점으로 2010년까지 지속적으로 하향 추세입니다. 주택 가격 상승을 우려할 이유가 없었습니다. 그러다 2010년대 들어 갑자기 주택가격이 급등하기 시작합니다.
그래프 상 1979년과 1981년에 126으로 정점이었는데, 2019년 1분기 126을 넘어섭니다. 실질 주택가격지수의 전고점 돌파를 눈앞에 두고 있습니다.
장기간 안정되었던 독일 주택가격이 이렇게 급등한 이유는 무엇일까요.
