Its time to finally start sharing some homes that my investors flip. This is one of two closing next month so you will see how we make a home go from a 2 to a straight up 10. The other home has mold and is in quite a bad condition so that will be a blast. To give you some insight on this home this was the deal.
Originally 269,900 but we snagged it for 255k after about 70 days on market. We offered 262k when it first came out they said no so luckily we got it for cheaper by waiting. This one needs about 40k to shine and it will resale at 350k minimum.

I'll take one! What city? It's so expensive up here that I'm tempted to move. 350 won't even get you a bachelor 30 minutes from downtown.

This is located in Hyattsville, MD. PG county has been an incredibly hot area for all sorts of flips so competition is deadly. This is one of the lower flips. I've been working with wholesalers so my best deal was
100k home with 30k worth of renovations to resale at 253k, My investor loved me for that one lol. I feel you on that thought where I live you need to spend 400k just for a townhouse! If you ever come down to this area we can do business :).
