Community Planning in progress --Step 1-- Finding our community

A little About The Past
The Idea of community living has always appealed to me, ever since I was a teenager. When I used to think about all the ways it would make day to day living easier on everyone in the group over time, I didn't even know that these communities even existed all over the world!
My plan started with a small group of friends, who have since all moved away, or have gone on to other things. It was never a concrete idea at the time, more of a loose shifting pile of plans and half understood concepts that never gained any serious traction with the group. In the end, I think its better that we didn't go ahead at the time because the years in between have given me practical life experience and a set of skills that will help cut costs in the startup phases of the community and the ability to manage finances through diversification of assets.

Now on to the Future!!
My ideas for our community are fairly simple as far as goals and plans for income to pay land taxes and generate a cash flow for our members. To this end we intend to grow crops and sell our excesses at produce markets and auctions, (both are fairly abundant in my area of Upstate NY.) As well as produce Honey and Maple Syrup as cash crops. Short to Mid-term we also will be setting up a forge and building towards a functional Blacksmith shop (We have most materials for this already on hand). I get a bit carried away with myself in the planning stages (I have SO MANY Ideas!!!!), but the first and foremost step is Finding our Community:

We intend to live simply, with some modern conveniences

• Internet is a must as we will have an online presence here on Steemit, Reddit, Facebook, and a few other social communities as well our own webpage. We will also be actively using cryptocurrencies where possible to sell produce locally and handcrafted items online.
  -Electricity is an obvious must for the internet etc, But i also like to be able to see and have access to my digital content. we are not trying to revert from society, just step away from it a little. We plan to do a combination of Solar and wind for power but are open to options as well. I currently work as an electrician (5+ years), so labor cost can be significantly reduced in building projects.

Housing will be up to the individual
-At the beginning when we purchase land, the first residents will decide whether to live dorm style or with small houses, in tents, or however they choose. My Idea is a longhouse style dormitory with an attached greenhouse, but this may not be ideal for everyone, and the whole point is to live how we choose. (More discussion on this later)

Community will be small. (Large groups do not appeal to me at all)-
-To start we will be a community of 5-6 people (3 already included in the planning process, with a fourth involved in the discussion to see if they are interested)

-My hope is to keep the ratio at about 10 acres/1 household. This way each contributor has room to explore their own ideas and people have room to spread out eventually as they build while still maintaining enough land to farm and have communal buildings for supplies, community kitchen, and village gatherings for votes etc. (This doesn't mean each household will have 10 acres to themselves, it means they will have contributed 10 to the effort; all decisions on what to do with property will be by general consensus with each viewpoint discussed thoroughly and treated with equal weight)

-As we grow in people we should expand in land. Ideally when we buy property it will be with vacant property nearby (hopefully attached) for future expansion. (limited in total number to 10-12 when we are able to support them).

-Ideal members are single or long term couples (we are not opposed to members having children, but are currently seeking members with a lot of time to contribute to the community. Two of our members are married with no children.)
