I agree with you here. It's different here in Hungary though, here you can buy huge houses with a lot of land for a bargain price.. those are often very good options to live in. Other good options are in Budapest, small apartments as there is a huge AirBnB culture here 365 days a year.. You can rent those all year round. Plus Hungary has good benefits for families that have children. They will pay a certain amount of your mortgage for every child you have or even more for those that say they will have 3 kids in total in the next 10 years. Different constructions possible with those benefits.. We are considering on maybe buying something when we decide if we will stay here or not the next year. But we will probably buy something that we will rent out as an AirBnB. In Holland I would probably not even consider buying, even if it was possible at the time, for the same reasons you've mentioned. I've seen things go south in some years for people that thought they had everything figured out, for example due to health issues, job loss or a divorce. These things can hapoeb to everyone, even if your life has been going well for the past 10 years. It's a huge risk that can make you homeless in a short amount of time.

I also agree with you.

Looks like things a very different in Hungary compared to NL or Germany.

Yes, we actually didn't believe it when people told us about some benefits, but it has been confirmed by others (including our bank advisor) So that's the only reason we would consider that here. Especially because Hungary may at some point also become a Euro country, we expect it to be even a better investment to have a rental house when the currency is Euro here.
