Cash-Flow & How It Can Set You Free

So you want that check in the mail or that direct deposit that just won't go away but it keeps coming every month? This is easier to to get than you think it is. All you have to do is change the way you think of money and how to get it.

First Lets knock out the myths

#1. You do not have to be a rocket science or born rich to have passive cash-flow

#2. Making more money doesn't mean more taxes on the it, making money from a Job you can get taxed 100% but once you start making money in other forms or areas now you can get deductions~~~ woot woot!

#3. You do not need a huge amount of money to get cash-flow. There are ways to get some cash-flow even from small sums of money.





Now those are knocked out let's jump into it.

I like to start off with my absolute favorite. Cash-flow from dividend payments from stocks and ETF's

Now before we see how we get into these cash-flowing babies, we need to define our terms. Now all these definitions come from https://www.investopedia.com/ a very god website to learn from.

Unlike mutual funds, an ETF trades like a common stock on a stock exchange. ETFs experience price changes throughout the day as they are bought and sold. ETFs typically have higher daily liquidity and lower fees than mutual fund shares, making them an attractive alternative for individual investors.

a sum of money paid regularly (typically annually) by a company to its shareholders out of its profits (or reserves).

So how do get exposure to this beautiful cash-flowing machine?

First you need to find the ticker (which will be in another post but go to this website http://www.dividend.com/) once you find the get a broker and then you buy it. I am not going into more detail about this part, since I don't want to get in the position of telling u exactly how to buy which ticker, and since you not a client I wont tell you lol.

but here's an example of a fake ticker and fake company.

So company called "Andre Cookies and Brownies" the ticker or code is ACB221. My company is giving selling shares for $10.00 dollars. My dividend for I am paying out is $2.00 and I pay monthly. So this means in a calendar year I will pay out $2.00 each year for each share you have and I payout is $0.83 cents a month.

So if you buy more share you can have more passive cash-flow.

This works for ETF's. There is so much more to this but its the basics.




Now Time to get into the Real Estate

Now this is an easy part, I am not going into how to buy one and get the down payment or how to apply for a loan for it. I am just talking about cash-flow potentials.

Now you see this small apartment? It's called a 4-Plex house / apartment. To go over this easy if you get a loan for this property and each apartment you have 1 family stay in there. Each Family pays $1000.00 dollars each month. So your gross income is $4000.00 dollars. Now to pay the loan and other liabilities is $1,800.00 so each month you will pocket is $2,200.00 dollars. This money can be used to pat for your lifestyle or to buy more properties to increase you cash-flow. Now there is much more that goes into this but its the basics for you.


Now our last and probably a exciting is Crypto Mining!
