@flemingfarm the jewel baron was like my neighbor who bought land without getting title insurance, she did not know that we have a 40-foot easement and tried to make us not use the road going to our place.

Neighbor troubles can be a serious pain in the ass. Luckily ours have been negligible considering we live in the country. The best thing about easements is that they are on the plats and on the county records. We have a power and gas line run through our farm with an easement but I am able to plant in the easement, just no permanent structures. I presume you were able to put it to the neighbor?

@flemingfarm Our land and the neighbors have an easement, the power company has 150 feet on the east side and it is the same as yours, we can do anything except building something permanent. When we bought here there was one road and as far as the county is concerned that is our driveway but before this neighbor bought my husband made a road through the woods to keep our traffic from the neighbors traffic, they were drug dealers. The road he made was a tunnel and when she thought she could make us build a new rod on the other side of her property she had it all cleared, I was very pissed.
