Cycle of Relocation

Aloha, Thank you for the taking the time to read about our relocation this week. We felt it necessary to be candid with repeaters and guests who have been frequenting us for years regarding relocation and situations of an adverse nature. We seem to be re-experiencing one of the greatest adversities in trying to operate in Waikiki, which is location, on a 3-4 year cycle looking back at our previous September 2015 and February 2011 Relocation.

Why Are We Moving?

There was no choice in this matter. The landlord of the Waikiki Banyan space that we are currently occupying has decided to sell their unit back in mid November 2018. They needed the funds from the sale of this unit to pay for their retirement home. They offered us first right to buy the property fee simple at $554,000. A 533 square feet total space with one bedroom, one bathroom, and living room in a building built in 1979. It was immediately realized how highly leveraged residential mortgages could be here in Oahu, part of driving prices up beyond reason. To put into perspective, you could fee simple two, 2-3 bedroom condominium units in newer buildings, in certain parts of Tokyo for the same price. We could not afford this price and concluded the Fee simple purchase of this unit was not an option.

Do What Is Best For Yourself And For The Group

Our next best action was to aid the landlord in finding a viable buyer. There were several prospect buyers in the investor class that may allow us to continue operating as their tenant. We did everything we could to help the landlord sell the unit quickly by accommodating open houses, forcing time for vendors, contractors during shop hours absorbing the opportunity costs of guest appointments that had to be moved and guests refused or turned away. At the same time, exploring other possible locations as a back up plan started. The possibility of the current landlord ordering to vacate the unit was probable. However this possibility we felt was not as likely considering our long term relations and their consideration of our express wishes for a stable location to operate long term and expressed intent to stay for as long as possible. We were Wrong!

On December 17, 2018, about a week before Christmas, the landlord issued a notice to vacate and a dumbfounded irony occurred in the resulting situation. The very landlord that saved the shop with a space to continue operating back in the fall of 2015 would be the same one to deliver an equal but opposite devastatingly adverse blow for guests, the therapists, and reception 3 years later. The landlord was expecting the unit to sell within 45 days of listing. Because the unit failed to sell, they expressed stress and observed a knee jerk reaction. While trying to confer through the property manager to the landlord of other better ways to find a buyer, to reconsider the notice to vacate or at least provide a little more time to find a suitable place, the effort was unfruitful once again. They were set on the unit being occupied being the reason it was not selling. They expressed needing the money for their new retirement home asap in escrow. Their minds were already made. No extra time beyond the 45 days could be given and the decision was final. This reality made us feel again how we are all truly interconnected like a rain forest, candidly and definitely one of the worst Christmas presents received for all of us, how one decision can affect the lives of so many people to the extent of gaining or losing their living. .


Adam Smith or John Nash?

Adam Smith said, "the best result comes when everyone in the group does what is best for themselves and their self interests". John Nash updated Adam Smith with, "The best result would come when everyone in the group does what is best for themselves and for the group". In this particular real world situation, Adam Smith's doctrine played out.

Saving Grace and Miracles

A frantic search for a new space started through out the Holiday season. Conferring with hotels in the area, multiple rental agents, real estate offices, commercial property lease brokers, old friends in the real estate business, family, current property manager etc., the conventional efforts were to no avail. Over half of the referrals and contacts failed to respond after the holiday season. With our current property manager and broker being the exception, they provided some helpful information and assistance to an extent without jeopardizing their interests and the sale of their client's unit. This was quite a lonely feeling during a dire time. There were no viable spaces available that were within reach financially and suitable locationally. By New Years day January 1, 2019, we were losing hope and the fate of the shop was out of our hands. The thought of closing and finding storage space, and how exactly to break the bad news to everyone was contemplated. Then the immediate thought was, what's going to happen to the therapists, our reception and guests? It was decided to continue persevering and exhaust every possible means to find a suitable place to continue on. In the end it was a friend of immediate family that was the Saving Grace, and by a miracle a private landlord was willing to rent a space for use at the Waikiki Sunset on January 20, 2019.

Dates of Temporary Closure and Reopening

We have 3 days and counting to complete reforms ongoing at present and commence relocation. The shop will be closing temporarily to complete the move from Waikiki Banyan to Waikiki Sunset from January 30, 2019 thru February 1, 2019. We will be reopening on February 2, 2019 at our new location next door to the Waikiki Banyan located at Kuhio and Paoakalani Avenue across the street from the Hyatt Place and Dominos Pizza at;
