HOW TO PICK THE RIGHT CONTRACTOR! DONT GET ROBBED BY THE FAKES

Most homeowners hire a painting contractor to paint the interior and exterior of their home. The reason for hiring a painting contractor is to ensure everything goes smoothly, and is done correctly. In this article we are going to give you the advise YOU need to make sure your hire the right professional for your specific painting project.

The first thing I want to go over is: I understand that it is the 21st century and the internet has opened a huge door for finding Painting contractors that are low budget take any job contractors. But one thing you need to do no matter where you find your contractor is to make sure you MEET the person that is going to be doing the work. I even recommend to call in at least 3 different contractors for the job. A great way that I find most home owners who have the best experience have received a reference from a friend of family member who have done work from a professional previously and enjoyed their experience. Ask each contractor you meet about their company, what are the size of their crews? How long have they been in business? Are they licensed bonded and insured? I would also recommend asking the painting contractor for references for previous work they have done. Reach out to these references and ask how their experience was with that painting contractor and how is their work holding up? A positive response is probably a very good sign that this painting contractor is serous about his work and take pride in the job they have done.

The next thing we are going to go over: to ensure you have the best experience with your painting contractor is to state all your expectations. The number of coats the painter is going to apply to the surface is not the only contributing factor to the price and quality the professional provides. Preparation is one of the many KEY factors. If there are holes you need patched or if you want a surface that is messy or uneven from past paint jobs fixed make sure to tell the contractor but DO expect to pay extra for those services. I recommend if you are on a budget, and can live with some of the imperfections to agree with the contractor on the level of prep that is acceptable and what isn't. The best way to agree on these terms is to make sure you have obtain a written contract on the terms you have agreed on. This contract should be detailed on the exact scope of work so there is nothing left in the blue. Some key information that this contract should include is: Name, address, office or cell numbers, licence information and whatever details were in the estimate. Again make sure this contract clearly states what is and is not included in the job. Get copy's of the painting contractors liability and workers compensation insurance certificates, If they end up not having coverage, you could be on the hook if, for some reason the crew members drop a ladder on your neighbor's car or a crew member getting hurt on your job site.

One of the last things you are going to want to consider

when picking the right painting contractor for you is to ask them if they provide a guarantee with their work. The right painting contractor should promise to correct any chipping, peeling, blistering, flaking, or even excessive fading or bad chalking that happens for AT LEAST 2 years after the job has been done for little to no coast for you. If they try to tell you that the paint its self has a warranty I want you to remember that does not and will not include labor which is a lot more costly than materials. Make sure when you sign your contract and agree on terms that this guarantee is also a part of their hiring packet and you have copy's before you make your down payment and start work.

How to pick the right paint

When picking your paint for the project make sure you look into all the different paints that are out there. Each brand has their own styles of each other each ranging from their cheapest most cost effective paints to their high end super paints. Ask the painting professional you choose what paints they perffers and what is the difference between all the different brands and products that they provide. If your home was built before 1978, you might have older coats of paint on and in your house that could contain lead. This means the painter may need to take extra precautions to avoid any and all hazards that may appear.

What is a typical down payment for painting contractors?

The typical down payment that is asked for is normally around 30-50 percent depending on a few contributing factors of the company. Do not expect work to start until all the documents are signed and the down payment has been made. This gives the contractor time to plan for his team and to get all the materials that will be needed to complete your job. You always want to make sure that you keep the final 10-15 percent of the payment until the job is done and you are completely satisfied with everything that has been done and talked about in the scope of work proposed.

How much does the average painting project cost?

If you are hiring a true professional painter it is probably going to come out to more than you expected. Some painting contractors will have formulas for getting their totals. They will use typically use the total square footage of walls and ceilings, as well as the linear footage of the trim if applies. Then they will calculate the total preparation time the job is going to take and any cost for primer and paints. But for you the home owner the only real way to know if you are even getting a reasonable deal is to compare a few different companies with each other.
