香港-房價瘋狂的城市| Hong Kong - A city with crazy property pricing
I think a lot of Steemian have noticed that there is a rapid jump for the Hong Kong user in these two months, and I am one of those. And I bet a lot of Steemian have read a numbers of post which mentioned that this year is the 20th years since the hand-over of Hong Kong from British to China.
我相信有很多用戶都發現了這兩個月多了很多的香港用戶,小弟也是其中之一啦。所以我也相信大家應該也看到很多帖子是關於香港的主權移交已經有二十年了。
A lot of posts have mentioned the crazy property pricing have driven Hong Kong people to be crazy. Most of the local Hong Kong people cannot afford to purchase a house. And the public housing policy is too poor that there are more than 280 thousands of people who are stilling waiting the public housing. And most of them have been waited for more than 4 years.
有相當多的帖子都敍述了香港的高房價問題,樓價簡直瘋了,香港人也為此發瘋了。大部份香港人都已經買不起香港的房子。而政府差劣的公共房屋政策已經令到公共房屋輪候策上的人數超過了28萬,有很多人都已經等了超過4年了。
But actually how crazy the property price is Hong Kong? And why Hong Kong people could not afford one? As what I always said, data don’t lie. I have performed a research on some data for the property price and people income from 1997 to 2016, which may give you some idea on it.
但其實香港的房價有多瘋狂呢? 為何大部份的香港人都買不起的房子了?正如我一直所說的,數據不會騙人。我對香港從1997年到2016年的房價跟香港人的收入做了一些資料搜集,我相信應該可以給你一點概念的。
The below is the average private domestic price of Hong Kong from year 1997 to 2016:

The private domestic price had been raised from 83,791/m2 (in 1997) to 143,616/m2 (in 2015); which is around 72% increment. When compare with employment earnings, which raised from 10,000 (in 1997) to 15,000 (in 2015); which is around 50% increment. Yes, it is simply that the income cannot catch up with the property price increment, but it seems like not that crazy.
私人住宅的價格從1997年的83,791每平方米,漲到2015年的143,616每平方米,大概有72%的升幅。而收入中位數則由10,000 上漲到15,000,大概有50%的升幅。直接的看,收入中位數的確是追不上房價,但看來也不是那麼瘋狂吧。
But let’s look deeper into the data, and focus on year 2003, which is the SARS period of Hong Kong. The economy at that time is so bad, unemployment, great salary drop is everywhere. And let’s make a comparison for year 2003 and 2015. Property price increment: 33,717 to 143,616, which is a 326% raise!! But let’s look at the people income: 10,000 to 15,000; which is just 50%. It is a great different! And let’s look more on the income of 20-24 years old employed persons with post-secondary educational attainment: 8,000 to 11,000; which is just 37.5% increase.
但是容我們再仔細的看一下我們的數據,注意2003年,當時是非典型肺炎横行的時段。香港那個時候的經濟很差,失業、大副減人工這些十分常見。讓我們用2003年跟2015年做個對比吧。私人住宅價格由33,717 漲到 143,626,升幅有326%。居民的收入中位數由10,000升到15,000,只是50%而已。這是很大的差異啊! 我們再看20-24歲專上教育程度人士每月就業收入中位數,從8,000 升到11,000,只有37.5%啊,更少了。
So, now, I bet you have an idea on how crazy the property price in Hong Kong is. Most of the Hong Kong people just watching the property price increased more that 300% but his earning have just increase for 50%. How can they afford a house?
所以,我相信你應該大概有一個概念香港的房價有多瘋狂了吧。大部份的香港人看著房樓升了三倍有多,但是自己的收入卻只升了50%而已。他們怎麼可能買得起房子啊?
I don’t blame anyone and don’t know what is the reason behind it. But what I can say is the government has not done anything to make it better. You can see the data, it won’t lie.
在這我不怪任何人,也不知道為什麼房價會如此瘋狂。但我敢話政府沒有個過任何有幫助的事情。你可以看得到,數據不撒謊。

great article. living in HK is definitely very tough, most people can't afford to buy a house. and I have no hope on the government, they aren't solving anything...

Thank you for sharing. I understand we are all complaining about housing is hard to afford while some other people are keep buying? Because some people, they simply have too much money to spare. For us, we are just working for salary, therefore :(.
Yes, from my article, you can see that the poorest generation is those young people, their salary actually have not raise much over this few years but the property price just raise too much and become a level that they cannnot affortale. I don't think it is a justice society. Government must do something...or society will become unstable..And then, protest come and government blame the people, a poor loop
I think similar to taiwan, the young people can barely get an opportunity to proof their self when those who already succeed just laugh at you on the top. And because of housing is so expensive, it maybe better off for them just to get public housing instead of working.
But how about the situation for applying the public housing in Taiwan? Have to wait so long as Hong Kong or be better? I hope Taiwan will not be another Hong Kong.

The public housing system is not as establish as hk in taiwan, there are some public housing built in taipei city where the young people could rent cheaper. So tough to live in both places. Sure man, upvoted and left comment to the link. Good luck and wish you all the best.

Thanks for your comment. I think maybe. But I will treat it as two different thing..as you can always treat bitcoin as a gold. And gold is just one kind of metal, just a investment. But living place is a basic human right that you should not take it away. If you see how bad the living condition of Hong Kong people, you will really cry out for that...

Yes, you are dame right. What I can't bare is living place is actually a basic human right. We are not talking about live in a big house, but only a place that we can go back to relax after a full day work. But we just simply cannot afford it. I do think that is not justice.

Profit first people can stay on the street if they can't afford housing. I got a Friend from hk who I know said that up till now he can't even buy a 1 bedroom apartment with his Wife. And he used to a PR in sg but gave it up because he didn't wanted to serve in SG army. Serve 2 years and you will get a chance at the public housing here which is at less better then not having a roof over your head.
Yes, the pricing of house is just too terrible here. We are not talking to buy a big house, but we cannot even afford the smallest one. I do think your friend miss the chance..As what I remember, it seems like he don't need to sWe've the army, but only his son. Or maybe it is calculated by age of 30? I forgot about it. I bet he should try it again after 30 or ask more detailly.
His parent have a house here is sg. But now he is working in hk, he was my junior in polytechnic and when he completed his study here he choose to go to aust for his study and give up his pr in sg. If he wants to come back to sg and apply for new pr it might be very hard for him already.
I see, that's why he give away the PR. So, did he got the Aust PR to replace it? As I don't know whether it need to have another PR in order to give up your originaly one. But I think he may just simply stay in Aust if he really cannot stand in Hong Kong, he still have a choice. But most of the Hong Kong people don't...

香港房價問題超級嚴重
香港貧富差距好大。供應量追不上需求。
之前看過類似相關的報導,房價太貴,導致很多特有的現象。
像是一家人住在兩三坪大的房間裡,或是兩三人住在兩三坪大的房間裡。而且兩三坪大的空間必須包含所有的機能,所以上鋪下方可能就是浴室或廚房,或是有的連錯身經過的空間都沒有,看得實在是好難過啊。:(
而越來越多人口移到香港,但是一樣的物價,天價的房價,一間夠大的套房變成了一種奢侈品阿。
是的一個人住都還好,有些是一家4口住一個不到5平方米的房間。我看過一則新聞就是因為這樣發生的意外。報道中一家5口住在一個只放得下一張上下舖的床子。爺爺跟三歲的孫子睡上舖,父母跟剛出生的小嬰兒訓下鋪。然後發生了意外,小嬰兒在睡夢中被焗死了,我看新聞的相片父母都得傷心。
是的我們都知道不應該跟嬰兒一起睡,但你能怪這對父母嗎?他們盡力給了一個家去家人了,他們也沒辦法啊。這是一個悲劇,香港的悲劇。
