A client gave me a property to market sometime in 2021. It was valued for over #20m.

I got a buyer who offered #15m and surprisingly my client accepted. We inspected, he liked it and arrangement for payment began.

I was the only middleman (agent) between the seller and the buyer.

Normally, since I was the only person, I should be entitled to 5% from the owner and 5% from the buyer. My buyer said he won't have any money to pay for agency as he will even have to borrow to balance the sum. He promised he can only appreciate me, nothing more.

The owner says he can only pay me #500,000. He needed like #20m for the property, so even the #15m wasn't such a good deal for him, he needed cash and just had to accept. I understood with him.

I was in a dilemma of either to accept #500,000 or lose the whole deal. My buyer was already backing out as I insisted he must pay me an agency.

I sat down and thought of what #500,000 could do for me as a business man. Beside, I didn't invest anything in the deal. Just a post online and some phone calls.

I called my buyer and accepted he could proceed with the transaction and provided the needed documents from my client for verification and document preparation.

Just then my client came up with another drama.

The seller had just recently relocated from Uyo to Abuja and wanted his Lawyer to stand in for the transaction. The buyer insisted he won't pay if the owner is not in town. The seller insisted he can't come except my buyer provides his flight ticket to and fro (Abuja to Uyo and back)

"Which kind of problem is this one ?. My village people really want me to miss this money" I told myself.

At last the buyer accepted to pay just one way, but my client says if it's not two way he is not coming. I knew he was trying to buy time to see if the other people who made better offers for the property would make a deal closing move. And at that point I was determined to get that money even if its #200,000.

I called him one evening and told him I will pay for one way, so when sending me the #500,000 he should take whatever is the flight fare. He was surprised.

He accepted. Few days later he arrived Uyo.
We had a deal.
I got #450,000.

It was smarter than letting everything go because of just #50,000.
I know what that #450,000 did for me. It wasn't what I expected but it was better than nothing.


In my business life, I don't let any money pass me provided I have nothing to loose in accepting it. You may not be able to hit a million suddenly in one day.

But if you consistency and consciously pick those small small #1000, #3000, #5000, #10,000 deals and either save or invest wisely, you will be shocked how small small money can grow big gradually and suddenly you are richer rather than waiting for those Big Big Money deals. They may never come!

This 2022, don't allow any honest money pass you by!
Pick all cash available even if it looks ridiculous. It can solve one of your smallest problems or needs.

Those who know me knows that I don't joke with money, because my DREAM ARE TOO BIG! So, all money is important to me!

I chase #1000 like it is #100,000 I'm chasing, because if I get #1000 from 100 people, I have made #100,000.
