Simplifying the process of buying real estate assets in a foreign country

Can you buy a piece of land or build your own house in a foreign country? Unless you become a citizen or something similar in that country, it is almost impossible to invest in real estate outside your native country. Even if some countries allow you to own a real estate asset, then you need to make some local person as an investing partner because direct foreign investment is not allowed in most of the countries. Also, there are a lot of restrictions for the foreign investors like they can invest only in a certain type of property. Besides that, they need to follow so many government rules and regulations before owning the asset.

Does this mean that investors cannot make real estate investments outside their native country? They can make use of the option called REITs. What is REIT? A REIT (Real Estate Investment Trust) is basically an organization or trust that either owns or finances the real estate properties that have a promising growth potential. It is not necessary that the property should be only commercial, it may also belong to the residential sector like apartments, senior living communities etc. REITs allow any type of investor to invest in real estate assets in exactly the same way as they buy stocks, mutual funds or another kind of investments.

The most striking feature of the REITs is that they pay almost 90% of their income to the shareholders as dividends. In this way, the investors can get a stable source of income from their real estate assets. They don’t worry about the location, governments and other criteria for making their investments. Mainly, there are four types of REITs like Equity, Mortgage, Private and Public Non-listed. It is up to the individual to choose the type of REIT based on their need.

Over the past few years, buying/trading cryptocurrencies have become very popular. And, the crypto market is always on the rise as a large number of people are interested to hold crypto assets either by directly buying the cryptocurrencies like bitcoins or tokens. I thought about this kind of project the other day. I would love to invest in land in foreign countries. Sounds like stable returns. I'm glad I came across this post and I will be checking out Global REIT!
