Artists, urban farm for Shenton Park Rehab infill site
Adrian Fini’s Fini Group and TRG Properties, in partnership with Primewest, are to kickstart Landcorp’s town centre/urban village concept at Montario Quarter.
Transport Planning and Lands Minister Rita Saffioti yesterday revealed the trio were the successful bidders for the first two infill development sites at the old Shenton Park Rehabilitation Hospital site less than 500m from Shenton Park train station.
TRG Properties-Primewest partnership will develop Lot 37, a 10,127sqm mixed-use site fronting Selby Street, and Fini Group will redevelop the heritage-listed Victoria House with a focus on nurturing creative industries, artists and an urban farm.
Montario Quarter, which is close to Shenton College, will be redeveloped to deliver more housing, business and entertainment close to the station as part of the State Government’s push to optimise land use and jobs along Perth’s heritage rail lines.
The TRG-Primewest development will incorporate ground-floor retail and commercial space including a supermarket, health-related service providers, specialist food and wine retailers, cafes and other niche retailers.
Fini Group, which has won plaudits for its restoration of the old State Buildings in the CBD, will also incorporate health and wellness into its plans to build a creative community, development director Kyle Jeavons said.
Each of the six wings of the former hospital building will create opportunities for the community to interact over food and drink, house artists’ studios and potentially a future makers-type furniture and homewares outlet.
Ms Saffioti said the development of the sites, said to have involved unintended tree clearing and delays in Main Roads WA approvals for a roundabout, would activate an underused part of Shenton Park.
“When complete, more than 25 per cent of the site will be public open space including retained bushland, walking trails, parkland, playground equipment and a nature play area, delivering a thriving urban village in a landscaped setting,” she said.
