I wish, many people in the field, read this interesting post, because in most establishments, there are few who lend a 100 percent, all these excellent advice you give, sometimes they are automata and do not have that treatment that you feel well looked after, excellent post @ tangerinetravels
It is tough to get to that 100% rental rate, but with a lot of 5-star reviews and good prices, you should be able to come close. Once your rental is booked almost every single night, only then should you raise your prices.
