Purchasing Our 7 Acre Future Farmstead
The world was going to end. The zombies were about to march onto capital hill and life as we know it would soon be over! Remember that show Revolution? This is what we thought it was going to be like...
Revolution
September 2015 | The Blood Moons
Yep, we were getting prepared for an actual date. On September 28, 2015 there was going to be a solar eclipse that would make the moon turn blood red! Plus there was a super moon, plus it was going to be a lunar tetrad. We even found biblical scriptures that lined up our faith with the stars.
Holy cow! As I am writing this I am realizing how INSANE WE WERE! Or were we?
So we began preparing for the worst, and hoping for the best.
- food
- water
- medical supplies
- go bags
- a tent? (yes, we thought we needed a tent. We are not that smart.)
We NEEDED Land ???
Yes. We thought that the best way of "surviving" was to own raw land. With no water. No structures (oh wait, we have a tent!). 😂
Nothing. Absolutely nothing on the property expect for some mesquite beans and wild dewberries.
Landsofamerica.com and primarily LandsofTexas.com is where I was spending a lot of my free time. And we found it our future farmstead!!!
It was July of 2015 and we were heading from Houston to Dallas for a family reunion. I was on Lands of Texas and I found this small town in the middle of our drive. I asked my bride what she thought about taking a very short detour to check it out, which she surprisingly said...
YES!
Ok so that was just too easy. You see during this summer, my wife and I were 50% on the same page and 50% on completely different books! I was acting out of fear, and she was following in faith. I love my wife!
Finding A Good Realtor
We went to see the property and the listing agent immediately connected with us. There are many realtors that... well they are older blue haired ladies wearing heels that say they can help you find property but they will never go deep into the woods to show you. You need to find someone like you.
So when I saw this photo I immediately knew that he was our guy!
He showed us the original property. Now we didn't have the best vision of what raw land could become, but this first piece of land didn't feel right. ALSO YOU SHOULD NEVER BUY REAL ESTATE WITH EMOTIONS. I have learned my lesson.
But our realtor said that he knew of a second listing that we should check out and it might be more of what we were looking for.
And it was!
Immediately this 7.5 acre piece of land felt different. The flow of the plot made sense. We could immediately see where our house would be. How to expand the pond. Where we would have our garden and livestock. Where our boys would build their tree house!!! We wanted it.
The Purchase
After deliberating for 2 days, we decided to put in an offer and some earnest money. That gave us some time to get a permaculture designer out there and see if this was a good site to grow food the way we wanted.
We hired Pete VanDyck from DroughtProofTx.com for the initial site consultation. Pete is not only a designer, but a heavy equipment operator and his swales are pure works of art! If you are looking to purchase land...PLEASE, hire a consultation before you buy!!! A knowledgable Permaculture Designer can save you tens of thousands of dollars.
Pete gave us the A-OK 👍🏻 and we made the purchase!!!
Were We Dumb?
Oh yea. Nothing happened in September. At least not here in the US.
Now I am not saying that someone that prepares for the absolute worst is dumb. I AM NOT SAYING THAT! But what I am saying is that for our family, we were wrong in our assessment of the current state of our country and what the possibility would be.
Jack Spirko of The Survival Podcast made me realize that it is not the catastrophic event that we should be preparing for. It is the everyday events that can hit us all:
- job loss
- cancer
- house burning down
- child or loved one having to be rushed to the hospital and you live there for 3 weeks
And when we prepare for these events, we get ourselves 80-90% prepared for the zombies to come.
Also I need to add...that my new view is not that there will be an economic collapse of the dollar or anything like that. We no longer prepare out of fear, but it was that initial push that opened our eyes. It was our red pill. With out this, we never would have known what we know now. And we never would have purchased land.
I do see there being a slow elimination of the middle class through inflation and automation. If you don't choose a plan for your future, someone is going to plan a future for you. GET OFF YOUR TAIL & DO SOMETHING ABOUT IT!
And in terms of purchasing property, I am not saying that we made a terrible decision. But I would say that we lucked out. Our property has already increased in value by 40%. So if we chose to sell it, we would make a nice profit. Which puts my wife and I back on the same page. 😊
But a better choice would be that we look at many many pieces of property. Not make a decision after only the second one to see in person. But I did look for 2 years. Does that make up for it?
Conclusion
I am thinking of making this a series. A series of our Texas Homestead Build adventure. Upvote and let me know in the comments if you'd be interested. Also let me know what you would have done differently in buying land. I'd love to hear your feedback!
Loving the Steemit Community!!! Thank you for allowing me to hang with you.

This is great!!! I am following you...I too write a homesteading blog @erinia22 I look forward to reading more of your adventures!
This is awesome! Thanks for the time and effort in giving a great post about your land. I'm excited for you!
Love that you said you don;t need to prepare for what is coming, prepare for the everyday stuff of life that hits us. August 21 just happens to be the next pending doom of an eclips. Just saying. You land is beautiful, go for it, make that series
It's funny how we get on board thinking the world will end. Then something realistic happens that challenges us and we're like, "Ahhh, that's why I'm prepared." I've been telling my college age daughter she can't know what life will bring. She and all of her siblings were in ICU 2 hours drive from home shortly after their birth. One time we were snowed in for 4 days. (That was a blast). These are the things we prepare for. Great post. Please do a series.
Alrighty! It appears that I'll be doing a few series coming up!! I like it. They keep me focused. 😀👍🏻
I love it and bring it on. I am currently looking to find a piece of land. Any insight into the process would be a great help. Thanks for posting and keep steeming ahead!
Whatever got you there is good stuff. now you can have the comfort of self a sustaining life. I ended up in Panama, were living without money, banks or government would be next to no transition at all LOL
Following you for more.
Here is a slice of my world :-)
Cheers
PS I Love your handle, are you a Jack Johnson fan?
Guide Prepper thinks you have a good head on your shoulders and that you were smart to hire a consultant before parting with your money and making such a huge commitment .... I give this post two thumbs up, and I really like the part where you mentioned that the day to day risks are what needs to be prepared for on a remote homestead far from an emergency room that can handle major trauma .....
Guide Prepper prefers to be in a one hour proximity of a major trauma center, because homesteading , farming , ranching , etc is actually a very risky profession..
I have a similar story but mine started back in 2008. Like you I have found that Jack Spirko's level-headedness helped steer me away from making a lot of bad decisions and just being prepared for whatever life might throw at you not just a big zombie apocalypse. I do think that are United States economy and the world economy is heading for a severe correction that will result in pain and suffering for a lot of people who are reliant upon centralized systems of support. My efforts have been in creating a sustainable way of life that will give me "the kind of life I want to live if times get tough or even if they don't" to quote Jack Spirko. Looking forward to seeing your progress in future posts.
Yes! Would love to watch you along your journey. Upvoted and following! My family and I just relocated from Central NY to our little 7 acre homestead in Virginia and are working toward making it a self sustaining homestead. Best wishes.
Congratulations on finally getting land! Getting our land in the Ozarks felt like the hugest culmination of so many things in my and my husbands' lives. I like how your journey is full of learning, too--none of us have it immediately figured out, that's for sure! Just taking it one step at a time, being willing to adjust as we learn more and become more wise. Happy adventuring!
