How and why the housing market changed conclusion.

The market has changed over the years and it is all about security.Peace of mind costs these days and having lived on both sides it is worth paying.This trend is not just in my area, but throughout the entire country now.No one wants to live without the extra security anymore and are sick and tired of playing the number games.It is only a matter of time before you will become a statistic and that is the truth.

Some of the estates have wildlife roaming freely for residents to enjoy.No big cats obviously but virtually everything else such as Buck,Zebra,Ostrich ,Wildebeest and Giraffe.

We saw the emergence of private roads over the last 10 to 15 years. This i when a community gets together and takes security into their own hands. They will block of one or two roads with security gates making a gated community.This doesn't work if the one road is a major thoroughfare though as it won't be allowed by the authorities.


Houses in my area aren't as flashy as the golf course, but are at least safe.

Properties in these private zoned areas will be much more secure and for the peace of mind you will contribute to a monthly fee. I live in one of these protected zones and costs me about $30 a month for this luxury. The money buys you two guards and a back up security team that control your entrances to the secure zone. The gates are controlled and visitors have to sign in if they are visiting you. I would estimate these properties have risen by 30 percent in value compared to others outside the zone. This is a positive selling point and there is normally a waiting list for these properties.


Seems strange seeing no electric fences and no burglar guards. I think people want that more than anything else today.

Going up another notch is a secured estate which has been purposely built and is more upmarket. This is one of the main reasons why the golf course houses can't make the money one would expect to see.If you saw my last post I said the houses on the golf course had a ceiling of about $200 000 which is probably a third of what they should really be getting.In my secure zone I estimate houses to be in the region of $300 000 with demand slowly increasing these prices.

The security estate properties go up a few notches

The security estates are where your investments really pay off though and houses start at around $300 000 and go up to a max of around $3 Million. If you want a decent return on your property investment I would most likely choose the security estate ,but saying that the demand where I am is growing every year. . Some estates have their own shopping area with coffee shops a gym and a pre- school for children.These estates are becoming the new suburbs with children riding their bicycles and people going for walks.They even have trails for biking and hiking.

I've visited a gated community like that. My wife's uncle owns a house in a small town east of St. Petersburg. There were no electric fences but the fences around the complex had barbed wire on top and the gates were guarded 24/7. There were kids cycling within the compound. There were no shops or any other services in the comminity. Some of the houses were quite large. Others were the size of ordinary two-story Finnish suburban houses like ours.

My wife's uncle's house includes a wing where there is a sauna and an indoor pool. Russian saunas are a bit different from ours. I was surprised to see the sauna itself had a hardwood floor with some rugs on it. They wear felt hats in the sauna to protect the ears from the hot steam. We don't. They had shower cabinets in a room adjacent to the hot room. They give felt hats to sauna goers in Russian public saunas as well. Hitting yourself or another sauna goer with a bunch of birch twigs with leaves on them is customary (normally in the countryside) in both countries. The felt hat thing could have something to do with the fact that Russian saunas tend to be a little bit bit hotter than ours (5-15 C).

I must admit I like the sense of security and it makes a whole lot of sense. I know they even issue speed tickets and the maximum speed is 40 km/h. That must be for the safety of the kids and animals.Dogs are allowed on leashes so it is very family orientated. The guards are at the gate and patrol the perimeter fence.

Wow, that is pretty impressive. $30 a month seems like a steal! I pay about 5 times that a month just for cable TV! I also live in an area where most homes only sell for $150k or less though. The house we lived in before was in an area that houses were selling for $70K or less. Nice post!
