Fixer Upper / Fix and Flip ~ Real Estate
Here's a deal I analyzed today for an Investor Client. Come #walkwithme through the deal analysis and the home to see what I see
Some recent comparable sales (same area and property type/specs)
So taking into account the Up Front Closing Costs, the Holding costs (taxes, Insurance, HOA fees Etc), the actual Repair Costs, and the most likely 30 day sale price there is not enough profit on this house for a Flipper.
However, it would make a nice short term rental also known as a "buy and hold". Within 1 year after considering the rental income and expected appreciation this deal would be a great additional to someone willing to be patient.
It's getting harder and harder to find any Fix and Flip Opportunities with so much competition and so many additional Investors entering the market wanting to find fix and flips, there's many that overbid and get burnt on profit (sound familiar) ?
Just though some of you might find this interesting to see what I do on a Daily Basis above and beyond Steemit and My Real Estate Photography and Virtual Tour Business.
here's some general photos of the condition of the property, no need to edit or make them look pretty. Investors like to see the work that needs to be done on the home.

Unfortunately not yet, but if you join the DTube Discord group you can add your video to their promotion section and that could help with some additional exposure and possible the DTube vote.
