As much as I hate to point out things that are out of the owner's control, the neighbors can have a huge impact on the sale of the home. Nobody wants to buy a home when Sanford and Son lives next door. Neighbors with homes in obvious disrepair and no regard for their property will reflect badly on even the best manicured home next door. My girlfriend actually put up a vinyl fence in her backyard to shield the junk from the neighbors homes in their backyards, for example. It sucks that being able to sell your home might have your neighbor as part of the equation, but thats why they say the profit is often made when you BUY your investment. So buy for s good price in a great spot.
